How to Get Your CAM License

Community Association Managers (CAMs) wear many hats—handling everything from budgeting and maintenance to resident relations and customer service. You’ll collaborate with vendors and architects, respond to emergencies, and help shape the lifestyle of the communities you serve.

The Atlanta REALTORS® School of Real Estate offers a CAM Program Series that prepares you for the CAM exam—and your license—in as little as 25 hours.

Below are the key requirements, educational options, and steps to help you get started.

Eligibility Requirements

To apply for a Georgia Broker’s License, you must meet ALL of the following:

Be at least 18 years of age
Hold a high school diploma or hold an equivalent certificate
Complete real estate education requirements (see below)
Pass the Georgia Community Association Manager Exam
Submit a criminal background check (GCIC report) to PSI prior to license issuance.
Pay applicable state fees

Educational Requirements

Applicants must meet ONE of the following educational requirements:

Complete a 25-hour Community Association Manager Prelicense Course approved by the Georgia Real Estate Commission from a school approved by the Georgia Real Estate Commission.

Complete a minimum of 4 quarter hours or 2 semester hours of real estate-related coursework from an accredited college, university, or law school. (CE courses are not acceptable.) Transcripts must be submitted to PSI with your exam application.
- OR -
Provide proof of completing at least 25 hours of Pre-license coursework approved by another state. A verification letter from the regulatory agency in that state must be included.

Background Check

A Georgia Crime Information Center (GCIC) report must be presented at the PSI test center on the day of the exam.

The report must be less than 60 days old
Can be obtained from your local law enforcement agency
If the report includes criminal history or licensing sanctions, GREC will review your eligibility before issuing a license

State Exam

After meeting the education requirement, you must pass the Community Association Manager Exam administered by PSI.

License Status

After passing the exam, individuals may:

Apply for an active license with a sponsoring broker using the Sponsoring Broker Statement Application located in the Candidate Information Bulletin.
- OR -
Apply for an inactive license (renewal fees still apply).
