How to Get Your Broker or Associate Broker License
Ready to take your real estate career to the next level? Becoming a licensed Broker or Associate Broker in Georgia is a major milestone—and the Atlanta REALTORS® School of Real Estate is here to help you get there. We proudly offer the 60-hour Broker Prelicense Course required by the Georgia Real Estate Commission, along with the guidance and resources you need to succeed.
Below are the key requirements, educational options, and steps to help you earn your license.
Minimum Requirements
To apply for a Georgia Broker’s License, you must meet ALL of the following:
- Be at least 21 years old
- Hold a high school diploma or hold an equivalent certificate
- Have held an active real estate license for at least 3 of the past 5 years
- Pass the Georgia Real Estate Broker Exam
- Submit a criminal background check (GCIC report) to PSI prior to license issuance.
- Pay applicable state fees
Educational Requirements
Applicants must meet ONE of the following educational requirements:

Complete a 60-hour Broker Pre-license Course from a school approved by the Georgia Real Estate Commission.

Complete a minimum of 15 quarter hours or 9 semester hours of real estate-related coursework from an accredited college, university, or law school. (CE courses are not acceptable.) Transcripts must be submitted to PSI with your exam application.

Provide proof of completing at least 60 hours of Broker Pre-license coursework approved by another state. A verification letter from the regulatory agency in that state must be included.
Special Path for CAM Licensees
If you currently hold a Community Association Manager (CAM) license, you must meet:
- One of the educational requirements listed in the section above, AND
- One of the following additional requirements:
- Complete an additional 75 hours of Commission-approved coursework
- Complete a 75-hour Salesperson Prelicense Course
- Complete 10 quarter hours or 6 semester hours of college-level coursework in real estate
Background Check
A Georgia Crime Information Center (GCIC) report must be presented at the PSI test center on the day of the exam.
- The report must be less than 60 days old
- Can be obtained from your local law enforcement agency
- If the report includes criminal history or licensing sanctions, GREC will review your eligibility before issuing a license
State Exam
After meeting the education requirement, you must pass the Broker Licensing Exam administered by PSI.

- License applications must be submitted within 12 months of passing the exam

License Status
- Associate Broker licenses may be issued as active or inactive, depending on your current status and if a Sponsoring Broker Statement located in the Candidate Information Bulletin is submitted.
- Broker licenses are issued as inactive and must be activated through the Open A Firm application or the Change of Qualifying Broker form.
