July Highlights
The July 2025 Market Brief, compiled by First Multiple Listing Service (FMLS), provides a regionally focused synopsis of monthly sales and home prices for residential properties in Metro Atlanta. This summary covers 11 counties: Cherokee, Clayton, Cobb, DeKalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Paulding, and Rockdale.
Demand: July residential sales were at 4,896, a decrease of 4.5% from the previous year.
Price: Average and median sales prices continue to outpace 2022’s figures, with positive gains. The median sales price in July was $438,000, an increase of 1.2% from last July. The average sales price was $538,500, up 0.7% from the previous year.
Supply: Atlanta area housing inventory totaled 20,820 units in July, an increase of 33.5% from July 2024. New listings totaled 8,763, up 9.9% from July 2024 and down 1.6% from the previous month. The month’s supply over 12 months increased to 4.7 months.
