This summary covers 11 counties: Cherokee, Clayton, Cobb, DeKalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Paulding, and Rockdale.
Demand: Buyer activity picked up in February, with 3,582 single-family homes sold—a slight increase of +0.2% from last year and a jump of +30.6% from January.
Price: Home prices rose modestly, with the median sales price at $416,000 (+0.7% Y/Y, +3.0% M/M) and the average at $526,000 (+1.8% Y/Y, +2.5% M/M), showing continued stability across the market.
Supply: Inventory continued to grow, with 16,879 active listings (+7.3% Y/Y, +5.1% M/M) and a 3.8-month supply (+9.5% Y/Y, +5.1% M/M). New listings totaled 7,320, a slight decline of -0.8% Y/Y and -2.6% M/M, giving buyers solid options to start 2026.
