February Highlights
The February 2025 Market Brief, compiled by First Multiple Listing Service (FMLS), provides a regionally focused synopsis of monthly sales and home prices for residential properties in Metro Atlanta. This summary covers 11 counties: Cherokee, Clayton, Cobb, DeKalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Paulding, and Rockdale.
Demand: February residential sales were at 3,516, a decrease of 10.7% from the previous year.
Price: Average and median sales prices continue to outpace 2024’s figures, with positive gains. The median sales price in February was $415,000, a decrease of 0.0% from last February. The average sales price was $517,000, up 4.8% from the previous year.
Supply: Atlanta area housing inventory totaled 15,858 units in February, an increase of 44.0% from February 2024. New listings totaled 7,328, up 7.0% from February 2024 and up 0.8% from the previous month. The month’s supply over a 12-month period remained the same at 3.5 months.
