Demand: Buyer activity strengthened in March, with 4,670 single-family homes sold, up +4.0% year-over-year and a significant +29.2% increase from February, reflecting strong seasonal momentum in the market.
Price: Home prices remained relatively stable, with the median sales price at $418,000 (-1.6% Y/Y, +0.5% M/M) and the average sales price at $525,500 (-0.5% Y/Y, +0.1% M/M), indicating slight softening year-over-year but continued month-over-month consistency.
Supply: Inventory continued to build, with 17,723 active listings (+5.1% Y/Y, +5.9% M/M) and a 4.0-month supply (+6.4% Y/Y, +5.5% M/M). New listings held steady at 9,161 (0.0% Y/Y, +24.8% M/M), giving buyers more options as the spring market gains traction.
