August Highlights
The August 2026 Market Brief, compiled by First Multiple Listing Service (FMLS), provides a regionally focused synopsis of monthly sales and home prices for residential properties in Metro Atlanta. This summary covers 11 counties: Cherokee, Clayton, Cobb, DeKalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Paulding, and Rockdale.
Demand: Buyer activity softened in August, with 4,157 total sales across Metro Atlanta. New listings also slowed, with 7,823 homes entering the market. The lower pace of both sales and new inventory points to a more measured market as summer transitions into fall.
Price: Home values remained relatively strong in August. The median sales price was $423,000, while the average sales price reached $532,500. Both figures continue to reflect solid pricing activity, even as overall transaction volume moderates.
Supply: Inventory remained elevated in August, with 20,720 active listings and a 4.7-month supply of homes. Properties spent an average of 27 days on market, with 34 cumulative days on market. With more inventory available and a slower pace of sales, buyers have more options, while sellers need to remain competitive on pricing and presentation.
