June Highlights

The June 2026 Market Brief, compiled by First Multiple Listing Service (FMLS), provides a regionally focused synopsis of monthly sales and home prices for residential properties in Metro Atlanta. This summary covers 11 counties: Cherokee, Clayton, Cobb, DeKalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Paulding, and Rockdale.

Demand: Buyer activity remained steady in June, with 5,448 total sales across Metro Atlanta, a 2.0% increase year over year and a 1.9% increase from May. Sellers introduced 9,036 new listings, up 1.5% year over year, continuing to expand inventory while supporting a healthy pace of market activity.

Price: Home values continued to show stability in June. The median sales price reached $442,500, up 0.6% year over year, while the average sales price climbed to $569,000, a 2.6% increase year over year, reflecting continued strength in the Metro Atlanta housing market.

Supply: Inventory continued to grow in June, with 20,453 active listings and a 4.6-month supply of homes available. Properties spent an average of 21 days on market, while cumulative days on market reached 25 days. Buyers continue to benefit from increased inventory and more choices, while well-priced homes are still attracting strong interest.
