Atlanta REALTORS® Market Brief: June 2025

June Highlights

The June 2025 Market Brief, compiled by First Multiple Listing Service (FMLS), provides a regionally focused synopsis of monthly sales and home prices for residential properties in Metro Atlanta. This summary covers 11 counties: Cherokee, Clayton, Cobb, DeKalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Paulding, and Rockdale.

Demand: June residential sales were at 5,277, an increase of 8.0% from the previous year.

Price: Average and median sales prices declined compared to 2024’s figures. The median sales price in June was $440,000, down 2.2% from last June. The average sales price dropped 1.2% year-over-year to $556,500.

Supply: Atlanta area housing inventory totaled 20,582 units in June, an increase of 36.8% from June 2024. New listings totaled 8,871, up 7.4% year-over-year but down 8.4% from the previous month. The month’s supply over 12 months rose to 4.6 months, indicating a continued improvement in overall housing availability.
