January Highlights
The January 2025 Market Brief, compiled by First Multiple Listing Service (FMLS), provides a regionally focused synopsis of monthly sales and home prices for residential properties in Metro Atlanta. This summary covers 11 counties: Cherokee, Clayton, Cobb, DeKalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Paulding, and Rockdale.
Demand: January residential sales were at 2,968, a decrease of 1.9% from the previous year.
Price: Average and median sales prices continue to outpace 2024’s figures, showing positive gains. The median sales price in January was $404,000, an increase of 1.0% from last January. The average sales price reached $500,500, up 4.1% year over year.
Supply: Atlanta area housing inventory totaled 15,120 units in January, an increase of 47% from January 2024. New listings totaled 7,190, up 14.8% from January 2024 and up 53.2% from the previous month. The month’s supply over 12 months remained the same at 3.4 months.
