The November 2025 Market Brief, compiled by First Multiple Listing Service (FMLS), provides a regionally focused synopsis of monthly sales and home prices for residential properties in Metro Atlanta. This summary covers 11 counties: Cherokee, Clayton, Cobb, DeKalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Paulding, and Rockdale.

Demand: Market activity softened in November, with 3,490 total sales, reflecting a seasonal slowdown as buyer demand eased toward year’s end.

Price: The median sales price declined to $410,000, while the average sales price increased to $531,500, signaling continued price resilience, particularly at higher price points across Metro Atlanta.

Supply: Inventory remains balanced, supported by 18,497 active listings and a 4.2-month supply. With 5,488 new listings added, seller activity moderated as the market transitioned into late fall.
