The April 2026 Market Brief, compiled by First Multiple Listing Service (FMLS), provides a regionally focused synopsis of monthly sales and home prices for residential properties in Metro Atlanta. This summary covers 11 counties: Cherokee, Clayton, Cobb, DeKalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Paulding, and Rockdale.
Demand: Buyer activity showed mixed results in April, with 4,892 total sales, a decrease from the previous year. However, market activity remained strong as sellers introduced 9,683 new listings, providing buyers with more opportunities and helping maintain momentum heading into the summer season.
Price: Home values continued to demonstrate strength across Metro Atlanta. The median sales price rose to $436,000, while the average sales price increased to $564,500, reflecting continued appreciation and sustained buyer demand for available inventory.
Supply: Inventory levels continued to expand, with 19,224 active listings on the market and a 4.4-month supply of homes, offering buyers greater selection than in previous months. Homes spent an average of 19 days on market, while cumulative days on market reached 24 days, indicating that well-priced homes are still moving relatively quickly despite increased inventory.
