There are perhaps 5 to 10 times as many licensees practicing in the residential sphere as in the commercial sphere. As they work to meet the housing needs of their clients, residential real estate professionals sometimes have opportunities to serve business owners, executives, and investors who could benefit from commercial real estate expertise. These opportunities can be easily overlooked. Professionals ethics require that these potential commercial real estate clients be served by trained professionals who can address their specific requirements. This class provides a strategy for asking the right questions and making the right connections. Among the topics covered in differences in commercial vs. residential culture include: demographic; typical income; educational requirements; focus differences; typical transaction fees; focusing on client relationships; longer time horizon; and, balancing pursuit vs. execution.
