The July 2026 Market Brief, compiled by First Multiple Listing Service (FMLS), provides a regionally focused synopsis of monthly sales and home prices for residential properties in Metro Atlanta. This summary covers 11 counties: Cherokee, Clayton, Cobb, DeKalb, Douglas, Fayette, Forsyth, Fulton, Gwinnett, Paulding, and Rockdale.

Demand: Buyer activity softened in July, with 4,824 total sales across Metro Atlanta, a 2.4% decrease year over year and a 12.0% decrease from June. Sellers added 8,368 new listings, down 4.9% year over year and 7.5% from the previous month, signaling a slower pace of new inventory entering the market.

Price: Home values continued to show strength in July. The median sales price reached $445,000, up 2.1% year over year and 0.9% from June. The average sales price was $566,500, increasing 5.3% year over year while edging down 0.3% month over month.

Supply: Inventory continued to expand in July, with 20,863 active listings and a 4.7-month supply of homes. Properties spent an average of 24 days on market, while cumulative days on market reached 30 days. With more homes available and fewer new listings entering the market, buyers have more options, while well-priced homes continue to attract attention.
